2025 Annual Meeting

Annual Meeting: 

 

  1. Welcome and thank yous from Tim Mosley.
    1. to the neighbors for mowing, participating, helping, etc. and to the board 
  2.  Financials
    1. Revenue from the last year is about $6,000
    2. Bank balance is about $10,000
      1. insurance, maintenance & mowing, 
      2. Significant savings on the website
      3.  
  3. POA Review
    1. All neighbors are expected to follow the rules set in the bills of assurance
    2. We’re running out of money, and are going to have to enforce the mandatory dues 
    3. Hoping to improve and better maintain walking trails and common areas
    4. Regardless of if you pay dues or not, you’re required to abide by the rules of the HOA
  4. Easement Given to developer
    1. Currently the legal easement is at the end of putter cove and around the pond.
    2. There are other offers on the table for other easements in other areas of the neighborhood. 
    3. How do we feel about planting trees in that area– open for discussion. 
  5. Website ,newsletter, etc.
    1. neighbors would like a resident directory added to the website. The board will add this at some point.
  6. future walking trail upgrades
    1. Tim proposes making the trail across from the park a loop and improving the existing paved path. 
    2. This would be for walking and biking only. 
  7. future look and expansion of river plantation
    1. New homes being built by Horton
    2. 1,900-2200 sqft. 2 car garages, Brick, and property lines are moderately sized. built without fences. 
    3. Developers has said they will try their best to not block the road. 
    4. The first half of the new road is projected to start in the next 4 weeks or so. It is planned for the new road to have curbing.
    5. We don’t know if the new build is going to make it part of the River Plantation. We’re hoping so. JM is attempting to work that out with Horton. The suggestion is to start out this phase WITH mandatory dues.
    6. Emergency exit road is going to be paved, a police & Fire substation at some point in the future. Will lower insurance premiums. 
    7. We’ll share the email for the county judge to voice concerns
    8. County re-conditioning the roads in phases 2 & 3 over the next few months. 
  8. Neighborhood Canvas
    1. The board will canvas the neighborhood to vote on mandatory vs voluntary dues.
