Neighborhood Dues

Current Dues Structure

Annual dues are only $100 per household – a small investment in our community’s future.

Current Status:

Phases 1-3: Mandatory dues
Phases 4-7: Voluntary dues

All property owners are obligated to abide by the Bills of Assurances regardless of whether dues in their phase are mandatory or voluntary.

Why Mandatory Dues Make Sense

Being part of a neighborhood costs money, especially when our community features beautiful nature trails, ponds, and common areas that need ongoing maintenance and care.

Additional Benefits of Neighborhood Dues

Increased Property Values

Well-maintained amenities directly boost home values and create enhanced curb appeal throughout our neighborhood. When potential buyers see beautiful common areas, well-kept trails, and attractive entrance features, our community gains a significant competitive advantage in the real estate market. This aesthetic appeal translates into higher property values for every homeowner.

Expanded Community Features

With reliable funding, we could significantly improve pond maintenance and landscaping, creating more beautiful and functional common area facilities. Imagine seasonal decorations that welcome residents and visitors, regular community events that bring neighbors together, and an emergency fund ready to handle unexpected repairs without special assessments or deferred maintenance.

Better Planning and Budgeting

A predictable revenue stream of $18,900 annually (189 homes × $100) would transform our ability to plan and execute multi-year improvement projects. Instead of hoping for voluntary contributions, we could establish professional maintenance contracts, build meaningful reserve funds for major improvements, and make strategic decisions about our community's future with confidence and financial stability.

Stable Funding VS Voluntary Funding

With 189 homes in our neighborhood, mandatory dues would provide stable funding to:

Your Vote Matters

A vote is currently open to determine whether dues should be mandatory across all phases or remain voluntary in phases 4-7.

This decision will shape our neighborhood’s future. Every neighbor’s voice counts in determining how we maintain and improve our beautiful community.

Remember: Whether dues are mandatory or voluntary, all residents benefit from our maintained trails, attractive entrance, clean common areas, and the property value protection these amenities provide.
